We start with what the space needs to do. For a business owner: sector, unit size, frontage requirements, parking, and permitted use under the building's zoning. For an investor: budget, expected yield, preferred commercial category, and holding period. The requirements differ enough that the conversation starts differently too.

We match you against shortlisted commercial projects, units with confirmed zoning, a developer with delivery history, and documentation that's been reviewed. We tell you the location rationale for each option and what the realistic footfall or tenant demand picture looks like. If nothing fits your criteria right now, we tell you that rather than filling the shortlist.

We visit the site with you. For retail units: actual foot traffic patterns, road visibility, parking access, competing tenancy nearby. For office units: connectivity, building quality, the profile of other occupants in the development. Some problems with a commercial unit only show up on the ground, not on a floor plan.

Occupancy certificate, fire NOC, building plan approval, encumbrance certificate, use permission, outstanding dues, our legal team reviews all of it. For commercial purchases, we also flag GST applicability on the transaction and any conditions attached to the unit's permitted use. No surprises at registration.
